Selling a new home is often an exciting time but it can also be scary, worrisome, and bittersweet.  A home has so many good memories that tend to surface repeatedly during the process of selling.  The important thing is for you to realize that you can take those memories with you and build new ones in your new home.  Keep reminding yourself about what your motivation is in selling--time to upgrade/downsize, move closer to family, etc.  Staying focused on your motivation will help you keep your emotions in check.

Below are the common phases involved in selling a home along with the individual steps for each phase.  Knowing these will allow you to be more at ease about selling your home.

PHASE 1 -- PREPERATION FOR SELLING YOUR HOUSE

STEP 1:  Determine your motivation for selling your house. 

STEP 2:  Focus on your motivation for selling your house.  This is important so you don't lose sight of why you are selling.

STEP 3:  Use your buyer eyes.  Take a notebook and pen.  On a sheet of paper, write "Observations" at the top and go outside to the front of your house.  Remember back to the first time you saw your house.  Think about the things that you paid attention to--condition of the roof, curb appeal, etc.  Now, starting with the front of the house, work your way around the ENTIRE outside.  Then move inside and go room-by-room.  Write down anything that catches your buyer's eye.  Does the grass need to be mowed, windows cleaned, toys put away, do paint colors need to be neutralized, does the furniture need to be rearranged or something added to or taken out of the room, are there any burned-out light bulbs, etc.  Your goal is to write down EVERYTHING that could distract or turn-off a potential buyer.  You should request a FREE copy of the book "A Comprehensive Guide to Preparing Your Home to Sell" written by Greg Moss.  To get your copy, call (800) 240 - 5073 x1502.

STEP 4:  Gather information such as your pay-off, annual taxes, association dues, etc.

STEP 5:  Start to put yourself in the proper mindset concerning pricing your house.  To maximize your sells price, it is important that you list your house at the correct price.  This is often a hard step for sellers due to emotions or current monetary needs.  Realize that Greg wants to help you get the most out for your house.  In fact, they have a vested interest to see to it that you get the most.  Also, buyers are highly educated as to house values and pricing your property too high will keep a buyer from even looking at it which means it will sit on the market longer getting stale.  This in turn leads to having to reduce the price below the market value because the of the stigma that "there must be something wrong with it since it has been on the market so long."

STEP 6:  Schedule an appointment for Greg to come out and visit with you, review your list from step 3, and to make recommendations to you.  To setup your appointment, call (501) 733-9493. 

STEP 7:  Now is a good time for you to refer back to step 2.

STEP 8:  Prior to Greg arriving, you will want to make sure that you take steps to limit you from being distracted during your consultation.  It is a good idea to turn off your phones, put on a movie for your kids, etc.  This will allow you to focus on what Greg is going to share with you that will help you get top dollar for your house.

What to expect out of your consultation with Greg:

  • Greg will gain a though understanding of your house so that they can successfully market it to secure a quicker sale at a higher price.
  • The realistic market value range for your house based on Greg's research and experience.
  • The realistic timeframe to expect your house to see within
  • A prioritized set of recommendations and requirements of things that you need to do in order to MAXIMIZE your profit.  These will be golden nuggets that will better position your house to sell quicker and for a higher price.
  • A recommendation for when is the best time to get your house on the market to MAXIMIZE your return.
  • The benefits and logic behind putting your house on the market BEFORE you find your new home.  Yes, there really is a substantial impact on your negotiating on your new home based on whether or not your current house is listed with an agent.

STEP 9:  Address the items from your list that you created in STEP 3 along with additions that Greg made.  Keep in mind that each of these things has a corresponding benefit to you by maximizing profit and/or lowering the number of days on the market.

STEP 10: Schedule a time for Greg to come back out to your house to complete the necessary papers involved in listing your house.

PHASE 2:  CAPTURING THE BUYER

Now that you have taken care of all of the prep work involved with getting your home positioned for a quicker sale at a higher price, it is time to appeal to the buyers.  The following are steps that you should do on a repeated basis while your home is active or under contract.

STEP 11: Continue to do daily, weekly, and monthly upkeep and maintenance even after you accept an offer--you don't want to "fall out of love" with your house prior to closing because they found it dirty during one of their inspections.  Remember you live in your house differently when it is on the market in order to MAXIMIZE profit and lower the number of days on the market.

STEP 12: Refer back to step 2 on a regular basis.

PHASE 3:  RECEIVING AN OFFER

STEP 13: Greg will schedule a time to meet with you in person to discuss the terms of the offer.  It is important that you "check your emotions at the door" when Greg arrives and remember that every offer is looked at as a starting point regardless if it is low.

STEP 14:  Evaluate the offer.  Keep in mind that you are only guaranteed that the buyer will buy your house under the terms that they have submitted.  Greg will help you look at all of the terms of the offer and aide you in putting them in prospective.

STEP 15: Respond to the offer.  You have the following options:

Accept the offer - Congratulations, your house is under contract!!

Counter the offer - let the buyer know which terms you accept in their offer and which ones you do not.  Note:  if you counter, you cannot hold the buyer to the original terms they agreed to at a later date.  In other words, you cannot counter and if the buyer rejects then fall back to the original terms the buyer submitted to you.

Reject the offer - this should never be used because it completely cuts-off negotiating and leaves a rather bad taste in the buyer's mouth...often to the point where they will not make another offer even if they would have paid you more than their original offer.

Repeat steps 13-15 until you accept an offer.

PHASE 5 -- FINDING YOUR NEW HOME

STEP 15: Refer to "Buying Real Estate - A Step-By-Step Guide"

PHASE 6 -- PREPARING FOR CLOSING

STEP 16: Start planning your move, gathering boxes, enlisting friends and family to help on moving day, and, if applicable, notify your utility company on when your last day at your apartment or old house will be so they can shut-off the utilities.

STEP 17: Once the buyer's inspection has occurred, schedule some time with Greg to discuss the Buyer's inspection requests.  NOTE:  the buyer can refuse to proceed with the purchase of your house if you refuse to address these items.

STEP 17: Respond to the buyer's request for items that they want fixed, replaced, or taken care of.

STEP 20: Greg will submit your response to the selling agent.

STEP 21: Contact your utility companies and let them know what date the utilities should be transferred over to the new owner.

STEP 22: Either online or at one of their locations, complete a change of address request for the postal service.

STEP 23: Notify companies you do business with, friends, family, and others as to your new address and, if applicable, your phone number.

STEP 24: Greg will schedule a time for your closing.  You will need to allow 45 minutes to an hour for the process.

STEP 25: Close on your house.  YEAH!!

STEP 26: CELEBRATE!!

"BEWARE of Guaranteed Guaranteed home sales claims and pitches.  Often they are designed to get a listing.  After which the agent's goal is to make you like them so much that you would never ask them to make good on the guarantee."
